Setting an accurate valuation and a strong marketing strategy is the most important factor when selling a property. If an agent gives inaccurate advice at this stage, it can all go wrong from here. Ask an unrealistically high amount for the property and it will generate little interest; set the figure too low and you could be giving away thousands of pounds.
